Impetus delivers a 32,530 SF expansion and renovation for a world renowned French Quarter antiques gallery.
Impetus (formerly Palmisano) was selected as the Design-Build partner for the expansion of the 105-year-old antiques gallery, M.S. Rau Antiques, which included the historic renovation of two adjacent buildings on Royal Street in the French Quarter. Many original features of the two identical three-story, 1800s-era Creole brick buildings were preserved, including windows, pavers, balconies, stairways, and facades. Significant repairs were made to the buildings to bring them up-to-code and ensure structural soundness, including pouring new ground floor foundations and gypcrete on upper floors.
MEP and waterproofing were closely monitored to ensure the safety of the artwork while allowing for the most possible wall space for artwork to be displayed. Completed in 2019 in partnership with the Office of Johnathan Tate, this 32,530-square-foot project required working closely with neighbors to coordinate deliveries and minimize disruption on a high-traffic, one-way street surrounded by neighboring businesses and residences.
