Overview
Building and Infrastructure collaboration aims for the stars.
The Impetus team is providing full Design Build Services for the new construction of four industrial warehouses, along with associated sitework development, on a 50-acre greenfield development. Work encompasses both Phase I and Phase II with some services allocated for future work on Phases III and IV.
The project site is located at 13800 Old Gentilly Road in New Orleans, Louisiana, within the boundaries of the existing NASA Michoud facility and is zoned Heavy Industrial. The total development site encompasses approximately 50 acres and is divided into Phase I and Phase II with future Phases III and IV.
As the Design Builder, Impetus is working with DDG as the architect designer of the buildings and civil work. MMI is the structural engineer. Impetus is utilizing its vertical integration capabilities to provide the heavy civil and infrastructure work along with steel prefabrication and installation capabilities to save time and money on the project.
This fast-tracked project will commence construction within five months of initiating design – an incredible value for the owner and future tenants.
The Phase I building will be a 259,200 SF single story tilt up concrete wall structure. Eight dock bays, with insulated steel vertical lift overhead doors, will be included as part of the base building. Blockouts for six additional dock positions may be added in the future.
Phase I also includes a 1,600 SF ground floor office buildout. Employee break room, and restrooms are also included. The main entryway will be a storefront style entry.
Surrounding the building, there will be a 170 x 485 heavy duty truck court with ample space for trailer parking along with a parking lot for approximately 48 cars.
Phase I’s first tenant is Textron. Textron’s globally-recognized businesses produce hundreds of products for customers around the world, in a range of industries spanning aerospace and defense, specialized vehicles, turf care, and fuel systems. The company continually invests in next-generation products and services designed to win in the marketplace.
Phase II includes the design and construction of a 185,000 SF warehouse and manufacturing facility with 112,000 SF of office space spread across three floors. The new steel structure will have a combination facade consisting of metal panels, concrete, and glass.
Two large airport hanger style doors and a wide drive aisle for large material deliveries and shipments. There will be a smaller drive aisle for moving materials around within the manufacturing space. An additional three dock positions are included for smaller deliveries. High bay areas will be equipped with three additional bridge cranes with a 30’ hook height. Two large pits will accommodate owner furnished manufacturing equipment.
Lab space for climate specific manufacturing activities is a key component. Both the office and warehouse/manufacturing spaces are equipped with air conditioning.
The parking lot will have heavy duty paving and will accommodate 375 vehicles.
