Historic renovation of an 1830’s row house for commercial restaurant operations within the Ace Hotel campus.
The Domain Companies engaged Impetus (formerly Palmisano) as the Design-Build contractor to lead the historic renovation of an 1830’s row house into a modern restaurant space associated with the neighboring Ace Hotel. The site is composed of two structures: a three-story row house, and a two-story service wing.
Early efforts focused on stabilizing the existing timber structure and weathered masonry walls, providing underground service for plumbing and electrical, and placing a new slab in grade to match historic elevations.
Completed in 2016, the scope of this 4,600-square-foot project also included the restoration of historic openings, trim, and stairs, the revival of the historic plaster walls and ceilings within the space, and restoring the original wood flooring on upper levels. Impetus’ team worked to accommodate equipment and meet modern building codes, while preserving the architectural integrity of the structure.
